Pre-construction photoPRE–CONSTRUCTION

In Pre-construction services, IPS works with the owner to establish the owners program, financials, time requirements, and other limitations that will have an effect on the program outcome. Doing this will require that IPS can work with the architects and engineers to define the project and establish the required information to allow the owner to make the decisions needed to allow the project to go forward.

Key services:

  • Project Overview: Review the overall project plan and identify any early challenges along with preparing a plan to carry the project through final completion.
  • Budgeting: Evaluate owner’s budget or establish the budget through review of the owner’s conceptual design and criteria. Perform continuous budgeting throughout the design process to ensure the project stays on track and measures up to the owner’s budget.
  • Scheduling: Develop the project timelines and milestones that meet the owner’s needs. These will include both design and construction timelines.
  • Logistic Planning: Perform a site investigation and prepare a site logistic plan that works for the owner and the trade contractors.
  • Constructability Reviews: Perform reviews of the documents at all phases of completeness and make recommendations to the architects and engineers to ensure the plans are biddable and buildable.
  • Procurement Plan: Prepare an effective procurement plan including early pre-purchasing, contactor pre-qualification, bid scope and packaging, and contract awards based on scheduling requirements.
  • Value Engineering: Evaluate alternate products and construction methods that can reduce cost and schedule without sacrificing quality and owner’s program needs.
